Q: What kind of land do you have available? A: We specialize in land that is vacant and undeveloped. Some of our property may have services (i.e. sewer, water, power, etc.) and some of our property may be completely raw. We’ll let you know what is available with each property listing.
Q: Do you offer seller financing? How does it work? A: Step One –Make a deposit to secure the property. We will promptly contact you with the closing documents and send them to you to securely electronically sign them (Usually within 24 hours). They will include a purchase agreement, land sale contract, and promissory note. Sign documents and enjoy your new parcel! (once the payments are all made we will transfer the parcel from us to you with a warranty deed)
Q: How do I apply for owner financing? A: There is NO application process! No credit checks. You are already pre-approved. simply put, if you can afford the down payment, we'll finance you.
Q: Why are the properties discounted so much on this site? Wouldn’t you just keep the best deals for yourself? A: You’ll find land investment properties on this site are discounted around 20% to 50% below current market value. We can do this because of our customized marketing systems that allow us to find land owners who need to sell their property. Often they want to sell because they need the money. So we can help them out by buying their land quickly for cash...which is a win-win. Then, we pass along the savings to you.
Q: How does your Guarantee work? A: We want you to be 100% satisfied with your purchase. If you're not satisfied for any reason within the first 90 days after closing, simply call or email us, and we will either exchange your parcel for one you like better or refund your money. It’s simple: if you don’t love it, we don’t want you to own it. We want you to be happy.
Q: How are the properties on this site different from ones I’d find on the MLS? A: Great question! Most of the land investments you’ll find for sale from us are unlike ones found on the MLS. We work directly with Sellers and Buyers because those real estate agent commissions just end of costing you more money. Plus, we can complete the purchase faster without agents involved.
Q: Are you an agent that lists land for sale? A: No, we are not agents. We buy land and sell land.
Q: Can I use bank financing to buy these properties? A: We work with buyers who want to close quickly, so most of our clients pay cash or make monthly payments to us. However, if you are pre-approved with a bank and can close quickly...we’ll consider all offers.

Q: Do you charge any fees to buy or sell? A: We don’t charge sellers any fees to help them find a solution. We purchase properties at win-win price. When you buy an investment property from us you will know that you are getting a deep discount below market rates because you deserve it with no hidden fees added. A win-win for all.
Q: How do I make arrangements to inspect the property before I buy it? A: Your property isn’t locked in until we receive your down payment. Before making arrangements to see a specific parcel, we strongly encourage you to pay your down payment to ensure that the property isn’t sold to someone else by the time you arrive. (Remember, your down payment is covered by our guarantee.) After that you can make arrangements to visit the property.
Q: Are mineral rights included? A: Mineral rights are not included. However, the area has been geologically investigated and nothing of value has been found. We have never found this to be an issue with any of the properties we have sold.
Q: Is land a safer investment than the stock market? A: Some of the wealthiest people on earth got their start in real estate, and for good reason. Simply put, they’re not making any more land. There is a finite supply, and as the world’s population grows, rural, undeveloped land will likely become even more valuable.
